Buying real estate can be exhilarating, but it can also be daunting. Paul takes the stress out of every real estate decision by crafting a strategic plan tailored to each client's needs. Clients can focus on the exciting part of the home search while Paul and his team manage the entire process—from finding the right properties and lending options to negotiations, escrow, and the final closing.
Step 1
Do you already know where you'd like to buy, and whether a condo, townhome, or single-family home is the right fit? Which features are must-haves, and which are dealbreakers? If you don't yet have clear answers, now is the time to begin exploring. As you research, pay attention to how asking prices shift over time — this offers valuable insight into neighborhood trends and will serve you well when it's time to make an offer.
Step 2
Note that this means deciding on your budget — not determining how much a mortgage company will lend you. Lenders will often approve buyers for more than they're truly comfortable spending, so it's important to determine your ideal monthly payment before speaking with one. This means reviewing your full household budget and accounting for the additional costs of homeownership — expenses like water, garbage collection, or HOA fees that are easy to overlook if you've been renting or sharing costs with roommates.
Step 3
Believing you can afford a certain payment is not the same as a lender confirming it. Factors such as employment history, credit, past bankruptcies, or other financial considerations can affect your approval amount in either direction. Before becoming attached to a particular property, consult a mortgage professional to determine what you qualify for. This step also strengthens your position when making an offer, as many sellers give preference to buyers who are already prequalified. Paul has recommendations of mortgage professionals if you should need them.
Step 4
While it is possible to search for and offer on a home without an agent, working with one comes at no cost to the buyer and provides significant advantages. Paul identifies properties suited to your criteria, arranges showings, reviews disclosures with you and manages the offer process — all supported by market expertise that most buyers don't have on their own. Finding the right home can be a considerable undertaking; Paul's experience is designed to make that process more efficient and less stressful.
Step 5
This is one of the more rewarding stages of the process. Paul will arrange showings for homes that align with your criteria and budget. Take note of the details during each visit — has the property been maintained? Is it dark or filled with light? Does the layout work for you and your family? Also, extend your evaluation beyond the property itself: consider the surrounding neighborhood, traffic patterns at different times of day, local weather patterns, parking availability, and proximity to schools and grocery stores. Also, if disclosures are available, Paul will review the disclosures with you and discuss the findings so you make an informed decision.
Step 6
Once you've identified the right home, Paul will work with you to prepare a competitive offer based on comparable properties in the area. Depending on the listing price and current market conditions, your offer may fall below, at, or above asking price. Should a counteroffer follow, Paul will assist with negotiations until an agreement is reached, at which point the home enters escrow.
Step 7
Unless the seller has done an inspection and shared it in the disclosure package, most offers are contingent upon a home inspection to confirm there are no major structural issues or significant repairs required. Paul will help coordinate this, typically within a few days of an accepted offer. If no major concerns arise, the process continues to Step 8. If issues are identified, you may renegotiate the offer or withdraw it.
Step 8
At this stage, you will return to your lender to finalize your mortgage. You'll be presented with several options based on your financial circumstances, including fixed-rate, adjustable-rate, 15-year, 30-year, or specialized programs such as VA or FHA loans. Your lender will help guide you toward the option best suited to your needs.
Step 9
Your lender will arrange an independent appraisal of the home to confirm that all parties are agreeing to a fair market price.
Step 10
While the closing paperwork is often the least anticipated part of the process, it is a necessary final step. Your lender and title company will manage the details, and upon completion, you will officially be recognized as the legal owner of your new home.
Once the final paperwork is signed, you are the owner of your new home. It may take a few days for the loan to fund, but once payment is delivered to the seller and on record with the County, you will be ready to move into your new home.
